I’ll dive right in for this short month:
Save the date: Sunday March 29th for my Quarterly Cully Neighborhood Clean Up! I will provide hot coffee and donuts from Annie’s, as well as the clean up supplies. We meet at 9am and work for just 1 hour! I hope to see a bunch of you there, and it will be officially Spring by then!
For February 2026, the Portland real estate market is divided by neighborhood more than ever. Some areas, like inner NE are stable and have steady Seller’s Market conditions. Outer areas are less stable and have more opportunities for first time home buyers.
Experts predict 2026 will be a year of stabilization. While the "spring spike" of the Portland Listing Season (March–May) will likely favor sellers due to increased buyer traffic, the latter half of the year is expected to shift back to a buyer-friendly environment.
Forecasted Appreciation: 0% to 1% (essentially flat when adjusted for inflation).
Buyer Outlook: This is likely the most "balanced" market in over a decade, offering a window for those who were previously priced out by bidding wars.
Stay tuned for 2 new listings I will be featuring next month! I definitely recommend listing your home for sale during the “Spring Spike” if the timing works out for you. It doesn’t always align, and I have strategies for selling at any time of year.
