If you are anything like me, then spring means allergies, gardening, and Real Estate! Just me? Ok fine. Here’s a bit of a summary of the Portland Oregon real estate market:
The Portland real estate market in early 2026 is steady and balanced, with median home prices hovering around $500K–$530K and showing only slight year-over-year movement. Inventory has increased to roughly 3–4 months of supply, giving buyers more options and negotiating power, while homes are taking longer to sell—typically 40–60 days—making pricing and presentation more important than ever. Overall, the market has shifted away from the extremes of recent years into a more stable environment, with modest price growth expected and opportunities for both buyers and sellers who approach the market strategically.
A very cool and affordable option in Portland right now are condos and townhouses: I just listed this Overlook Townhouse, in better than new condition! Built in 2019, the owners have installed window treatments, added a custom island to the large kitchen, and are including all the appliances (2025 refrigerator, washer/dryer, range, dishwasher, microwave). None of these items are included in new construction listed for similar amount. So, better than new is not just marketing jargon!
